Brighton & Hove Albion striker Gary Hart has signed a new one-year contract, keeping him at the club for a 12th season.
The 32-year-old was an integral part of the side that kept Albion in League One after returning from a knee injury in the closing weeks of the campaign.
Hart said: "I'm absolutely thrilled to get another year.
"At Christmas I was looking round at new clubs. I had hardly played and things were not looking good."
Hart is the first player to sign new terms this summer for manager Russell Slade.
Lloyd Owusu and Andrew Whing are currently in negotiations over new deals at the Withdean Stadium.
