On-loan Jonathon Douglas struck for Leeds deep into time added-on to rescue a point for Kevin Blackwell's side.
Brighton established a two-goal lead when Leon Knight toe-poked home Richard Carpenter's cross before Sebastien Carole netted with a powerful shot.
Leeds fought back when David Healy steered in from six yards and then smashed home the equaliser.
Brighton unexpectedly regained the lead when Sean Gregan scored an own goal before Douglas' late leveller.
Leeds boss Kevin Blackwell:
"It's two points lost. We had enough chances to sink a battleship.
"David Healy could have had six goals. But this time last year we'd have lost that game, no doubt about it."
Brighton assistant manager Bob Booker:
"We're disappointed we didn't come away with the three points
"We felt we could come here and win. Letting three goals in was poor."
