'Dilapidated' shed's £150,000 tag

There is no planning permission to change the shed into a home

A 'dilapidated' shed sandwiched between two large houses in an upmarket seaside resort in north Wales is up for sale with a price tag of £150,000.

The wooden structure which measures just 18ft by 15ft (5.49m by 4.57m) in Abersoch on the Llyn Peninsula, has already had three offers.

Agents say the owner is "in no rush to sell" and they would not be surprised if the shed fetches £175,000.

Last summer a beach mobile home in the village went on the market at £500,000.

The single-storey shed does have electricity and water supplies connected but would need planning permission granted before anyone could use it as a home or build a new property on the plot.

It has no view of the nearby coastline or countryside and the roof at the rear is covered by plastic sheeting.

Estate agents Beresford Adams, who are selling the building, say in their brochure and on their website that it is in a "dilapidated state of repair."

A spokesperson for the estate agents added that anyone wanting to redevelop the shed and the entire plot, which measures 35ft by 18ft 6in (10.87m by 5.64m), would have to make their own enquiries with the local planning authority - Gwynedd Council - if they wished to convert it.

But they claim that it is "an interesting opportunity".

The spokesperson said: "It would be fair to say that anyone buying the plot would be taking a punt.

"But what a punt - with planning permission to convert it or rebuild it as a home, it would be a fantastic place to live.

"The sea's a 10-minute walk away and there are great shops, restaurants and amenities in the area."

The spokesperson said the three offers they have had so far are all "well above" the shed's £150,000 asking price.

People living in the picturesque community have seen the value of their homes soar in the past decade.

Caernarfon's Plaid Cymru MP Hywel Williams has previously called for a "housing policy locally which protects the local market so that local people can buy a house".
