The blaze was discovered at about 0430 BST at the premises on the Old Staffordstown Road.

The 46-year-old man is being treated in hospital for minor burns and the effects of smoke inhalation.

Police officers led two other guests out of the house. The owners of the B&B and their three children managed to get out of the house safely.

Four of the officers were treated for the effects of breathing in smoke.

It is understood the fire started accidentally in a downstairs bedroom.
