The public are to be asked what they think of possible developments on land between the Great Western Hospital and Coate Water Park in Swindon.
Swindon Borough Council had earmarked it for the development of a university campus, possible expansion of the hospital and housing.
Now the town's Gateway Partnership wants to hear local people's views on transport and environment issues.
Gateway represents the area NHS trust, Bath University and housing companies.
Charles St George from company PPS, who is running the consultations said: "This is not about whether development should take place but, if it does, how we can ensure this is the best possible development for the area."
Consultations will take place on 17 September at Oakfield Campus, on 18 September at Brunel Shopping Centre and on 19 September at the Great Western Hospital.
