Estate agents selling the red-brick building behind Osborne Road in Jesmond say the lack of parking spaces in the trendy area justifies the price.
The property, which boasts a light blue up and over door, measures just over 17ft by 20ft.
The agent said no offers had yet been received. Two other garages in the area had been sold for a similar price in the past few months.
Dan Lockhart, of Sarah Mains Estate Agents, said: "Jesmond is primarily made up of flats and terraced houses and parking spaces are at a premium.
"This garage is also ideal for anyone with an expensive car or even somebody that wants storage space for business use.
"Interest has not been huge yet but you are never going to have a huge number of viewings for a garage."
