Surrey has the most expensive street outside London, where houses cost an average of 3.5m, a survey of property prices has shown.

Portnall Rise in Virginia Water is the 23rd most expensive street in England and Wales, with Ravenscroft Road, Weybridge, coming in at number 31.

Also in the top 50 are Kings Warren, Oxshott and Blackhills in Esher.

The survey was based on Land Registry sale price statistics updated with details from estate agents.

Mouseprice.com said Kensington and Chelsea topped the list, with the most expensive street in England named as Kensington Square, at an average price of 5.5m.

Virginia Water is on the Wentworth Estate village, home of Wentworth Golf and Country Club.

The lake, which gives the area its name, is said to have been named in honour of Queen Elizabeth 1.

It was recently used as a location for scenes in the Harry Potter films.

Portnall Rise is also in the most expensive postcode district in the South East outside of London, GU25, which has average house prices of 692,146.

A Mouseprice spokeswoman said the most expensive streets in southern England averaged "two or three times the value of the most expensive streets in other regions".
