A one-bedroom chalet by the sea in Dorset has been sold for £235,000.
The property, in Beach Road, West Bexington, has sea views but the estate agent that handled the sale admits its "basic state" needs updating.
The building - bought by a local man at auction in Sherborne - has a sitting room, kitchen, toilet, one bedroom, electricity and running water.
"It really is a glorified shed but you can't get much closer to the sea," said a spokeswoman from Symonds and Sampson.
'It's the location'
The chalet also has a garden and can be lived in all year round - unusual for a beach property.
Owners of huts at other sites are often banned from staying overnight, or subject to restrictions.
A spokeswoman for estate agent Symonds and Sampson, added: "It's not really the property people are paying for, it's the location near to the sea."
The average price of a house in West Dorset is about £250,000 - with a typical semi-detached property selling for about £225,000.
