Another 21 business units are to be created on Pride Park - bringing dozens of new jobs.
The four-acre Victoria Centre scheme will house small and medium sized businesses.
It is expected a mixture of industrial units and offices will be available by the autumn.
Speaking to BBC Radio Derby, Stephen Salloway from Salloway Property Consultants, said many businesses in the city would welcome the new development.
He said: "There are lots of companies already based in Derby that are looking at improving their profile or expanding their businesses.
"They're very keen to get on a flagship development like Pride Park and it's those Derby-based companies that we will be targeting."
