Renting and letting: your questions

Simon Gordon, John Gallagher and Tracey Bloom
BBC Radio 4's Money Box Live
Wednesday 25 November at 1502 GMT On BBC Radio 4 and Online

On Wednesday's Money Box Live Vincent Duggleby and guests answered your questions on renting and letting.

The latest data from The Council of Mortgage Lenders brings better news for landlords as buy-to-let mortgage lending has grown for the first time in two years.

Gross mortgage lending grew by 10% in the third quarter of 2009, however overall lending volumes remain much lower than their 2007 peak.

Meanwhile The Association of Residential Letting Agents (ARLA) says that more than three times as many ARLA members think that landlords are buying properties than selling.

The majority of ARLA offices - 93% - also reported an increase in the number of tenants haggling with landlords over rents in the past six months and over 63% have seen more tenants struggling to meet rental payments.

If you are considering becoming a landlord, or taking up a tenancy, you may have a question about your rights and responsibilities.

Do you know how you can determine a fair rent?

Do you understand tenancy agreements and tenancy deposit protection requirements?

Do you know who is responsible for maintenance and what the procedures are if improvements need to be made?

Are you aware of the Gas Safe Register or the rules about Energy Performance Certificates?

Do you have questions about the rules for renting a room or multiple occupancy homes?

And what are the options if a tenant causes damage or falls behind with rent?

Whatever your concern, our panel of experts were here to give you advice.

Vincent Duggleby was joined by:

  • Simon Gordon, Head of Communications, NLA
  • John Gallagher, principal solicitor, Shelter
  • Tracey Bloom, barrister at Doughty Street Chambers and specialist in housing law

Presenter: Vincent Duggleby
Producer: Diane Richardson
